Description

Do you enjoy working in an outdoor environment and have work experience with Municipal, State and other building codes? If so, the Site and Building Division is seeking a positive, productive individual with excellent communication and organizational skills to fill their Building Inspector vacancy.

Development in Tacoma is thriving and the City is experiencing rapid growth. We need Inspectors for a broad range of building projects with experience in the enforcement of building codes and development regulations.

We are seeking

candidates with exceptional customer service skills who have a proven success record in the performance of field inspections related to development, including: single family, multi-family, commercial buildings and other structures, to ensure compliance with Tacoma Municipal Code, State building code and other applicable codes and regulations.

Other Inspector duties include: investigating and resolving code compliance complaints related to buildings and structures; explaining and interpreting building code restrictions and requirements; examining pre-permit plans; assisting customers in the field with the use of the City's permit tracking system; documenting and adding field inspections, and preparing reports related to inspection activities.

The City recognizes the value of inspector certifications and the benefit to the City of having a workforce that possesses International Code Council (ICC) certifications. The City offers incentive pay in the form of an application or rate (AOR) for inspectors who obtain and maintain ICC certifications. Inspectors who obtain and maintain three (3) certifications in accordance with the Collective Bargaining Agreement (CBA) are eligible to receive a 3% pay increase over the base wage while Inspectors with six (6) certifications in accordance with the CBA are eligible to receive a 6% pay increase over the base wage.

Thus, the Planning and Development Services (PDS) hourly wage ranges for Inspector who meet the above qualifications for certifications are as follows:
3% application or rate: $35.48 - $43.14
6% application or rate: $36.52 - $44.39

Essential Duties:
Inspect buildings and sites during construction, alteration, movement, demolition or repair, as well as existing structures, to assure compliance with building code requirements, City mechanical and plumbing codes and related regulations. Prepare and maintain all associated records and reports.
Examine pre-permit plans to determine compliance with applicable codes for residential structures; perform field reviews of plans and specifications.
Coordinate communication and activities with other City departments and personnel, various governmental and private agencies, contractors, engineers, building owners and public; interpret and explain regulations and codes to owners, tenants, contractors and others.
Investigate and resolve complaints from the public; provide code enforcement functions; explain and interpret requirements and restrictions.
Operate a variety of equipment and machinery such as computers, two-way radios, cameras, calculators and copiers; operate a motor vehicle as necessary to conduct work.
Perform work duties as assigned.

Qualifications:
Graduation from high school or equivalent and one of the following:
One year of experience as a Building Inspector using the International Code Council (ICC) building codes
OR
Certification by the ICC as a Building Inspector or Plan Reviewer
OR
Three years of journey-level experience in the building construction trades or in building code or code enforcement for a municipality

LICENSES, CERTIFICATES AND OTHER REQUIREMENTS
Valid Washington State Driver's License at time of appointment, or evidence of equivalent mobility, with maintenance thereafter.

DESIRED QUALIFICATION: Candidates who have multiple ICC certifications.

Physical Requirements and Working Conditions:
Position requires passing a physical assessment, pre-employment medical exam, and drug and alcohol screening.
Position requires climbing and crawling.
Work includes indoor and outdoor environment; subject to traveling from site to site and adverse weather conditions.
Incumbents may be exposed to potentially hazardous material and heights and subject to moving around in and through construction sites at various stages of completion.

Methods, equipment and materials used in building construction, alteration and repair.
Federal, State and local building, zoning, housing, plumbing codes and related ordinances and regulations.
Technical aspects of field of specialty.

Record-keeping techniques.
Detect substandard maintenance, repair construction materials or methods, unsanitary or fire-hazard conditions.
Read and interpret plans and drawings.
Read interpret and explain codes, rules, regulations, policies and procedures.
Analyze situations accurately and adopt an effective course of action.
Maintain records and prepare reports.
Establish and maintain cooperative and effective working relationships with others.
Effectively utilize appropriate technology (i.e. computers, cameras, two-way radios).
Work independently with little direction.
