JOB SUMMARY:
This operational position is within the Development Services Department and performs a wide variety of janitorial duties for the City of Mount Vernon City Hall, Public Works and Library. This position may be called on to provide back up at other City of Mount Vernon facilities. This position will work under the general supervision of the Development Services Director.

ESSENTIAL FUNCTIONS:

  • Provides all janitorial services to the City Hall, Public Works and City Library, including but not limited to, vacuuming, sweeping, dusting, washing windows, cleaning and sanitizing both public and private bathrooms, mop and buff floors, replace light bulbs and ballasts, restock paper towels, toilet paper and soaps, spot clean carpets, wipe counter tops and blinds.
  • Maintains current skills and knowledge in proper and safe techniques of building and grounds maintenance functions.
  • Collects and disposes of solid waste from buildings and grounds.
  • Cares for lawns, trees, shrubs and flowers around City Hall and Public Works and City Library.
  • Performs minor facility maintenance and repair. Performs minor facility maintenance and routine to emergent repairs for work orders that may include comprehensive knowledge of basic electrical, plumbing, HVAC, and general construction techniques. Ideal candidate must be able to work independently as well as with other employees or contractors to address a variety of maintenance work orders in a timely fashion.
  • Other duties as assigned

REQUIRED KNOWLEDGE, SKILLS AND ABILITIES:

  • Working knowledge of equipment, materials, and supplies used in building and grounds maintenance and janitorial service.
  • Must have working knowledge of equipment and supplies used to do minor repairs.
  • Must have working knowledge of First Aid and applicable safety precautions.
  • Must possess the ability to work independently and to complete daily activities according to work schedule.
  • Must be able to establish effective working relationships with employees, supervisors, and the public.
  • Must have the ability to effectively, efficiently, and consistently perform the responsibilities of the position.
  • Must demonstrate mechanical aptitude and knowledge of building maintenance, carpentry and janitorial duties.
  • Ability to follow verbal and written communications.
  • Some computer knowledge.
  • Must have the ability to adapt to changing scheduled maintenance
  • Must be able to cross-train at all City facilities in order to provide back up when needed.

QUALIFICATIONS:

  • High school diploma or GED equivalent.
  • Two years’ experience in janitorial work, experience in building maintenance desired or any equivalent combination of relevant education and experience.
  • Must possess a valid Washington State Driver's License and have a driving record acceptable to the City’s insurance carrier.
  • Must possess or be able to obtain within six months of hire First Aid/CPR certification.

JOB LOCATION AND EQUIPMENT:
This position will make use of all tools and equipment related to custodial care of a facility, including but not limited to brooms, mops, vacuums. Will also be required to be able to use mowers (21 inch walk behind), weedeaters, edgers, backpack blowers, walk behind sweepers, leaf vacuums. For minor repair and maintenance this position will use carpentry tools, painting supplies, plumbing tools, electrical tools, floor buffer/waxer, and various small hand tools. On occasion, may have to drive the Public Works van.

While performing the duties of this job, the employee is regularly required to reach with hands and arms. The employee is regularly required to stand, walk, bend, and use finger-to-finger dexterity, handle, kneel and operate objects, tools, and controls. The employee is regularly required to sit, climb, balance, stoop, kneel, crouch, crawl, talk and hear. Eye to hand coordination is necessary in order to operate the equipment listed above.

This position requires frequently lifting and/or moving up to 50 pounds and occasionally lifting and/or moving more than 100 pounds with assistance. Specific vision abilities required by this position include close vision, distance vision, color vision, peripheral vision, depth perception and the ability to adjust focus.

While performing the duties of this job, the employee regularly works near moving mechanical parts both inside and outside of buildings, with occasional adverse weather conditions. The employee frequently works in high, precarious places and frequently is exposed to wet and/or humid conditions, fumes, or airborne particles, toxic or caustic chemicals, and vibration. The employee is occasionally exposed to risk of electrical shock.
